What a HUD Consultant Actually Does

On a Standard 203(k), the HUD consultant inspects the property, prepares a detailed work write-up and cost estimate, and performs draw inspections throughout construction to confirm work is complete before funds are released. Choosing a contractor who has worked with 203(k) consultants before makes this process significantly smoother — draw delays are one of the most common sources of project slowdown.

What to Look for in a 203(k) Contractor

Not every licensed contractor is set up to work within FHA 203(k) requirements. The program has its own paperwork, timelines, and inspection process that a contractor needs direct experience with.
